We are an approved delivery partner for ERDF business support, working on a number of programmes where we have designed our own materials to successfully deliver the economic outcomes, whilst building traction amongst enterprise communities.

The Project

Managing workspace can be a complex project that needs to consider a multitude of operations to ensure a smooth end-to-end process. The vital combination of providing small businesses with affordable premises and business support solutions, whilst bringing in reinvestment funds wherever possible, requires a careful balance.

TDA operates workspace solutions and business support services under our Enterprise South West banner.


Somerset County Council own a number of workspace sites across the county, collectively known as Somerset Enterprise Centres. Having managed the properties themselves for a number of years, they were seeking to outsource the management to an external provider.

The procurement of operational management services aimed to improve visibility of the economic strategy to support small businesses within the region, increase occupancy levels and secure an income for reinvestment into initiatives for economic growth.

With plans to introduce a new build flagship site into the portfolio, Somerset County Council were also looking for a provider that could respond rapidly and take an active part in the completion and integration of the new centre.

Combining the existing estate with the new centre, sees 60,566 of lettable space across eight locations.

The Solution

TDA provides a complete solution bringing together expertise to provide valuation and estates, property maintenance, facilities management, finance, marketing and operational management services. Our business advice service provides added value to tenants.

Creating a complete database of all units within the centres gives TDA a platform from which we proceed with asset valuations, lease reviews, tenant communications, marketing and rent collections.


TDA has developed a close working relationship with Somerset County Council, providing consistent improvements to the management of the estate. We are seen as key advisors on enhanced ways of managing the centres, including space optimisation, tenant selection and management and are actively involved in consultation on new centre planning.

Our active marketing, which includes having the complete portfolio on Rightmove, enables a consistent pipeline of prospective tenants. This has lead to occupancy levels increasing from pre-contract levels and consistently exceeds targets set by Somerset County Council.

Aged debt has been significantly reduced from pre-contract levels through processes in place to trigger interventions at appropriate points.

Successful rent collection processes have improved income levels and with effective cost management, Somerset County Council receive annual payments over and above forecasts.

A complete programme of maintenance ensures that all centres are operated to the highest levels of legislative requirements. Our facilities management helpdesk provides rapid and cost efficient reactive maintenance across the dispersed geography.

Our businesses advisory service works with both tenants and the wider business community in Somerset, to work through challenges, support growth and are actively involved with over 50 start-up businesses.

Facilitating networking events and workshops brings together a community across the centres and region.

The Project

JR Corporate Health provides organisations with flexible professional support services for the whole workforce, or individual team members. Providing on-going health and wellbeing support, as well as direct and reactive services.

The Somerset based business advocates that by supporting the health and wellbeing of staff, companies in turn support the very core of their business. Unlike other providers JR Corporate Health do not call for an annual contract or commitment, but instead offer bespoke accessible options for business.


John Rogers and partner Jan Rogers launched JR Corporate Health with a wealth of business and industry experience already behind them. Both highly successful in their chosen fields, JR Corporate Health was a chance to begin a new business venture in Somerset.

Embarking on launching a new business in a new area, both John and Jan were keen to get to understand the business community in the area, discover local networking events and link in with TDA for support and discover business opportunities. 

The Solution

TDA Business Advisor, Phil Riste, met with John and Jan Rogers in April 2018, with JR Corporate Health in its infancy. The start-up company enrolled on the fully funded ERDF Start-Up programme and has received 12 hours of free business support.

Following a business diagnostic to discuss short and long term plans and ideas for development, Phil was able to signpost relevant business networks and support frameworks to assist the company.

Through one-to-one mentoring sessions new ideas were discussed and considered, and new digital and social areas were also explored through the Facebook for Business workshop.

The Future

In 12-months JR Corporate Health’s client base has grown. It is actively recruiting new business, having made positive in-roads and significant steps to get in front of key businesses both in the Somerset area as well as further afield. John and Jan are both excited to see this grow and continue in 2019.

JR Corporate Health will be introducing new social media channels this year, and is also looking at the opportunities associated with the delivery of Hinkley Point C.

TDA will continue to support the company under the ERDF Growth Support Programme, and look forward to the seeing the company develop and grow into a successful business.

The Project

Torquay sisters, Abi and Finola Warren, had a passion for vegetarian cooking and dreamt of opening their own premises for years, despite both having full time jobs working in mental health.

After feeling there was a gap in the market locally for a contemporary vegetarian café, the sisters felt ready for a new adventure and to pursue their vision of combining their love for cooking with interior design.


Abi and Finola had a clear idea of the business they wanted to start, but had no real experience of setting up and running a business. The thought of leasing a premise, writing a business plan and quitting their full-time jobs was daunting and the sisters had no idea where to start.

Also, Abi had recently bought and started to renovate a house so had little savings; she needed unbiased advice about business loans and start-up options.


TDA Business offers a wraparound business support service for start-ups and established business of any size. The Advisors offer friendly and impartial advice and support within both a 121 and group environment and with fully funded support on offer, many of the services run at no cost to your business.

Abi found TDA Business online, and made an appointment to meet with Business Advisor Kim.

Kim explained the start-up loan process, supported Abi when she was writing her business plan and was always available to answer any questions or give some words of encouragement. Kim was on hand, either face to face or via email, from the very first meeting up until the lease was signed and the business officially opened.


In July 2019, Abi and Finola opened their own Café and Lounge, Margos, close to their homes in Babbacombe, Torquay. Abi and Finola completely renovated the existing café and through a lot of hard work, created a beautiful space where people can relax, socialise and enjoy great coffee, cake and vegetarian food.

Abi said, “Kim was fantastic! When I first met with her all I had was the dream of opening a cafe and no idea where to start or if it would ever be possible. She was so enthusiastic about my idea and made everything seem a lot clearer and manageable. I remember leaving our first meeting absolutely buzzing because she made it seem like it could all actually happen and I wasn’t being unrealistic starting from scratch with no experience.”
